If you are using OS X 10.10 (Yosemite), you probably want to be using 1Password 5. Are you intending to buy a license directly from AgileBits on their web site? If you do that, you won't be able to use iCloud for syncing between your Mac and iOS devices, but dropbox, WiFi, and folder syncing are available.
I know this feels like I'm asking, instead of answering, questions. But if you are going to buy from AgileBits and do really want to be using 1Password 4, instead of version 5, you would go ahead and buy the version 5 license. It will also work with version 4, since the upgrade from 4 to 5 is free and both use the very same registration file. You'll be able to get a copy of version 4 on the Agileabits download page by scrolling to the bottom of the page to find legacy versions.
If you want to buy your Mac license from Apple at the Mac App Store, getting version 4 is trickier, and I won't be to one to advise you how to do it. I can comment that it will mean that you'll need access to someone else's Mac that is running Yosemite for it to work at all.
Your issue with the iOS Pro features is a bit puzzling. I have to ask if you've ever used 1Password before? Do you have existing data that you wish to retain, or are you starting afresh on both platforms? You can certainly get access to the in-app purchase of the Pro feature in the iOS version without syncing, if, when you start it for the very first time, you answer the question about whether you've used if before with a No.
But let's get that extra information about what you want to do, then go from there.

Answer: I am using Mavericks for now--Yosemite corrupted an iMac's hard drive I was setting up for someone else, so I'm staying away from it for now. Version 4 is what I am using in demo mode.

Answer: I specifically do not want to sync over the cloud; I want to sync only between my Mac and my iPhone. My intent is to purchase from AgileBits directly in order to preclude even the possibility of syncing over iCloud.

Answer: After entering a large number of records into 1Password on my Mac in demo mode, using folders to organize, I did a trial run sync to my iPhone. While all of my records appeared to be on my iPhone, the folders were not. So, I would really like to have the folders capability on my iPhone before I sync again, in order to avoid file corruption. I erased all of the records on my iPhone, but now all I get is a dialog asking if I want to create a new vault of sync with an existing one. See my dilemma? There's no way to get to where I want to go, which is to have an accurate sync on the first try. I've had too many problems with sync inaccuracies in the past with my previous password manager, and I don't want to start off wrong with 1Password.

You don't have to buy from our webstore just to avoid using iCloud. Except for the iCloud sync, all the sync options we support are identical between the Mac App Store and our website versions. We support Dropbox and Wi-Fi sync between the Mac and iOS platforms. In your case, you'll want the Wi-Fi sync.
There is a limitation with the Wi-Fi sync in 1Password 4 for Mac, it does not support attachment syncing. This is only available in the 1Password 5 for Mac version, which is a free update once you upgrade to Yosemite or later versions.

That's because the folder organization is a Pro feature, it is not available in the demo mode. If you've unlocked the Pro features, it would've automatically show you the folders afterward. There is no way to unlock the Pro feature until you finish the setup first, which means you have to pull your data in via the Wi-Fi sync with your Mac first. After unlocking the Pro feature, the Organize tab will show up with your folders. You may need to do another Wi-Fi sync to pull the folders and tags data.

Just to close the loop on this thread--I went ahead and bought the Pro iOS version, and my folders showed up correctly. I feel comfortable enough at this point to purchase the Mac OSX version. Thanks for your help.
